Terms of Service

1. Acceptance

By creating an account or using Aedile Table B ("the Platform"), you agree to these Terms of Service. If you do not agree, do not use the Platform.

2. Description of service

Aedile Table B is a communal fee management platform for apartment buildings. It provides tools for calculating fee shares, tracking expenses and payments, generating statements, and facilitating communication between building committees, owners, renters, and service providers.

3. Accounts

• You must provide accurate information when registering
• You are responsible for maintaining the security of your account credentials
• You must notify us immediately of any unauthorized access to your account
• One person may not maintain multiple accounts
• You must be at least 18 years old to create an account

4. User roles and responsibilities

Building committees

• Are responsible for the accuracy of building data, unit areas, and expense records
• Must have legal authority to manage communal fees for the building
• Are responsible for inviting owners and renters to the correct units

Owners and renters

• Are responsible for reviewing their charges and reporting discrepancies
• Payment obligations are between owners/renters and the building committee — the Platform facilitates tracking only

Service providers

• Must provide accurate verification documents
• Must honor accepted quotes and job commitments
• Platform commission (8%) is deducted from invoice payments as agreed at registration

5. Acceptable use

You agree not to:

• Use the Platform for any unlawful purpose
• Upload malicious files or attempt to exploit security vulnerabilities
• Misrepresent your identity or authority over a building
• Interfere with other users' access to the Platform
• Attempt to access data from buildings you are not a member of
• Scrape, crawl, or use automated tools to extract data from the Platform

6. Financial calculations

The Platform calculates communal fee shares using the legally recognized Table B formula (Cyprus Immovable Property Law, Cap. 224) based on the unit area data you provide. While we strive for accuracy, the Platform is a tool — not a substitute for legal or financial advice. Committees should verify calculations before distributing charges.

7. Data and privacy

Your use of the Platform is also governed by our Privacy Policy. By using the Platform, you consent to the collection and use of data as described therein.

8. Intellectual property

The Platform, its design, code, and content are owned by Aedile. Data you upload (building records, documents, messages) remains yours. You grant us a license to store and process it solely to provide the service.

9. Availability and liability

• We aim for high availability but do not guarantee uninterrupted service
• The Platform is provided "as is" without warranties of any kind
• We are not liable for financial decisions made based on Platform calculations
• Our total liability is limited to the fees you have paid in the preceding 12 months

10. Termination

• You may delete your account at any time
• We may suspend or terminate accounts that violate these Terms
• Upon termination, you may export your data via the GDPR export feature
• Financial records may be retained as required by law (see Privacy Policy)

11. Changes to Terms

We may update these Terms from time to time. We will notify registered users of material changes via email. Continued use after changes constitutes acceptance.

12. Governing law

These Terms are governed by the laws of the Republic of Cyprus. Any disputes shall be resolved in the courts of Limassol, Cyprus.
